Six questions we ask of every listing you own.

Each has a right answer, and the answer decides the fix. Get it wrong and the fix makes things worse: raising rates into an occupancy problem, or discounting into a rate problem.

    RevPAR decomposition

    We split the gap into occupancy and ADR, with blocked nights out of the denominator. Volume problems and rate problems have opposite cures, and the split tells you which one you have.

    MPI, ARI and RGI against your comp set

    Occupancy index, rate index and revenue index: MPI is your occupancy against the market, ARI your ADR against the market, RGI the two combined. Indexed month by month. Sliding while the market climbs and sliding with it are different diagnoses, and we check the comp set itself before trusting either.

    Day-of-week profiles, trailing and forward

    Every weekday against your market and your own STLY. The forward book shows the symptom, the trailing period shows the DOW profile or seasonal curve that caused it.

    Price configuration audit

    Min, base and max per listing against the market-supported level, plus your customisations and occupancy-based adjustments. A binding floor silently disables the last-minute pricing you believe is running.

    Booking pace and window

    Median booking window versus last year at the same days-to-arrival, read against your discount depth. Where a discount fired while comparable nights were still picking up, we show both sides.

    Forward book and opportunity cost

    Revenue on the books against the same point last year, not last year's final. Then every bookable night valued at your own ADR and at the sell-through your pace supports, with orphan gaps and min-stay blocks separated out.

Some of your settings are wrong on purpose: an owner minimum, a licence cap, a flat kept cheap for the neighbour. The model reads the number, not the reason. Tell us on the call and we take those off the list before we count anything.

The fixes you leave with are worth roughly five percent, because they are the ones you can make on your own in an afternoon. Getting to the eighteen percent we average across the portfolios we price takes more levers than pricing alone, and it takes a season to work through. That is the paid engagement, and it is only worth discussing if the Deep-Dive earns it.

Is this a sales call with extra steps?

It is the opposite of a pitch: it is evidence, and almost all of it is about your account rather than ours. Most Deep-Dives do not turn into contracts, and that is fine. The Leak Map is yours either way.

Do you need my password, and can you change my prices?

No password, and none will ever be asked for. You add us as an RM Partner from inside your own PriceLabs account and remove us in two clicks. PriceLabs requires a partner to have full access, so here is the uncomfortable half said plainly: we could change things, and we do not. On the day access opens we send you a snapshot of your pricing settings, and another the day we leave, so you can compare them line by line.

PriceLabs already has all this. Why do I need you to read it?

You do not need us to read it. You need someone to spend two days cross-referencing six questions across every listing you own, then argue with their own conclusion. PriceLabs does exactly what you configured. It will not tell you which of six explanations for a soft Tuesday is the true one in your portfolio.

Before your call

  1. In PriceLabs, go to Account Settings, then PriceLabs RM Partner Settings. It is request-only: if you do not see it, ask PriceLabs support to switch it on, or tell us and we will.
  2. Click "Add RM Partner" and enter hosting@priceadvize.com. Razan Seif appears as the name. Grant full access: that is the level PriceLabs requires for partners, and it is what lets the model build its reports.
  3. Email us that access is granted, with your listing count and your website. Then pick your slot below.
