Each has a right answer, and the answer decides the fix. Get it wrong and the fix makes things worse: raising rates into an occupancy problem, or discounting into a rate problem.
We split the gap into occupancy and ADR, with blocked nights out of the denominator. Volume problems and rate problems have opposite cures, and the split tells you which one you have.
Occupancy index, rate index and revenue index: MPI is your occupancy against the market, ARI your ADR against the market, RGI the two combined. Indexed month by month. Sliding while the market climbs and sliding with it are different diagnoses, and we check the comp set itself before trusting either.
Every weekday against your market and your own STLY. The forward book shows the symptom, the trailing period shows the DOW profile or seasonal curve that caused it.
Min, base and max per listing against the market-supported level, plus your customisations and occupancy-based adjustments. A binding floor silently disables the last-minute pricing you believe is running.
Median booking window versus last year at the same days-to-arrival, read against your discount depth. Where a discount fired while comparable nights were still picking up, we show both sides.
Revenue on the books against the same point last year, not last year's final. Then every bookable night valued at your own ADR and at the sell-through your pace supports, with orphan gaps and min-stay blocks separated out.
Some of your settings are wrong on purpose: an owner minimum, a licence cap, a flat kept cheap for the neighbour. The model reads the number, not the reason. Tell us on the call and we take those off the list before we count anything.
Every leak the model finds, on a dashboard built from your account, yours to keep whether or not we ever work together.
And yes, the action plan arrives locked. Everything it found is open the moment it finishes. What is locked is the order: which fix goes first and what the new value should be, because the right fix in the wrong order moves rates across hundreds of nights. One call and the lock comes off for good.
Every number here is gross booking value. PriceLabs does not hold your cleaning costs or channel commissions, so we do not pretend to price your margin.
The fixes you leave with are worth roughly five percent, because they are the ones you can make on your own in an afternoon. Getting to the eighteen percent we average across the portfolios we price takes more levers than pricing alone, and it takes a season to work through. That is the paid engagement, and it is only worth discussing if the Deep-Dive earns it.
